February 2010 Omaha Real Estate Market Report for Sarpy county. February 2010 is off to a good start. Active listings are up compared to February 2009. February 2010 active listings were 881, compared to February 2009 active listings of 819 an increase of 8%. Sold listings for February 2010 increased from January 2010, but are flat compared to February 2010. The increase in active listings is not a surprise. Spring is around the corner and the best time to sell a home is now through July. The race is on for home buyers and sellers to take advantage of the federal tax credit offered to home buyers.

February 2010 Omaha Real Estate Market Report. February 2010 is off to a good start. Active listings increased by 315 listings from February 8, 2010 to March 8, 2010. February 2010 active listings were 3,378, compared to February 2009 active listings of 3,065 increase of 8% year to year. Sold listings for February 2010 increase from January 2010, but are up slightly compared to February 2009. The increase in active listings is not a surprise. Spring is around the corner and the best time to sell a home is now through July. The race is on for home buyers and sellers to take advantage of the federal tax credit offered to home buyers. January 2010 Omaha Real Estate Market Report. January 2010 is off to a good start. Active listings are stable compared to January 2009. January 2010 active listings were 3,063, compared to January 2009 active listings of 3,130 a decline of only 2%. Sold listings for January 2010 dropped from December 2009, but are up slightly compared to January 2009.
The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The drop in number of home sales can be contributed to cyclical factors in real estate and the cold weather. I think buyers and sellers will start looking and selling in the next few weeks.

Well, 2009 is in the books. I compiled some statistics for the year that you might be interested in. First let me start out by saying that 2009 was a much better year for real estate than 2008. The main factor was the home buyer tax credit offered by the government. Good news for 2010, or at least the first few months of 2010, is the extension and expansion of the buyer credit until April 30, 2010. Another interesting note is the continued decrease in active listings. In December 31, 2007 there were 5,409 active listings, in 2008 there were 4,678, and in 2009 there were 4,330. I think it is a good sign for home values (supply and demand) and we are closer to a better balance. Finally, real estate is cyclical and will always be cyclical. Some worry the tax credit will have a negative affect on sales in the second half of 2010. If you look at 2008 and 2009 sales, notice the similar pattern of sales throughout the year. The market starts off slow in January, and picks up over the spring and summer, then decreases through the fall and December. The Omaha real estate market is pretty sound compared to other markets with higher foreclosure rates. The local economy is stable and I think will expand in 2010. 2009 Douglas and Sarpy County Total SOLD: 9,189 Douglas County SOLD: 6.852 Sarpy County SOLD: 2,337

Omaha Real Estate Market Report November 2009. Home sales in Douglas county jump over 149% compared to November 2008. Sarpy County also saw a big jump on homes sale. The main factor is the US government tax credit for home buyers. Also contributing to the increase is historic low mortgage interest rates and a stabilizing economy. An interesting side note to mention this month again. One thing I noticed today, as I was reviewing the market data, is the continued decrease in the number of Active listings compared to 2008 and 2007. In November 2007 there were 3,745 Active listings, November 2008 there was 3,398 and in November 2009 there are 3,091 Active listings, which is a decrease of 17.46%. I think this is a good sign for real estate because it brings the supply and demand for homes more in balance. The US government recently extended and expanded the home buyer tax credit until April 30, 2009. I expect after January 1 many home sellers will decide to sell in order to take advantage of the home buyer tax credit. Omaha Real Estate Market Report October 2009. There are a couple of interesting statistics I wanted to point out. Active listings continue to be down by 10% to 15% from 2008. October 2009 Sold listings 672 are up 51% from 446 sold in October 2008. This is not to surprising because the last quarter of the year in 2008 was terrible for the economy in general and for real estate sales. The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The government extended and expanded the Home Buyer Tax Credit until April 30, 2009. They added a provision for move up or down buyers. Check out my recent blog post for details. Interest rates continue to remain low and stable, which will continue to help support the real estate market.

The Senate approved the bill to extend unemployment benefits and modified the home buyer tax credit on Wednesday with a vote 98-0. On Thursday the House of Representatives approved the bill with a vote of 402-12 and it is expected to be signed by President Obama. The new and improved home buyer tax credit extended the timeline, increased income limits and also included a tax credit up to $6,500 to buyers who have owned a home for 5 of the last 8 years.
