Omaha Real Estate Market Report Sep 09

Over the past several years, I have compiled and tracked active and sold listings for the Omaha Real Estate Market. There are a couple of interesting statistics I wanted to point out. Active listings continue to be down by 10% to 15% for 2009. Sold listings are up 10 to 15% from September 08 year to date total of 5,527, compared to September 2009 ytd total of 6119. September 2009 sold listings are up over 45%, compared to September 2008. Last year, the last quarter of the year for the economy and real estate was terrible. I wouldn't be surprised if we see October and November sale activity up over 100%.

The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The jump in number of home sales can be contributed to a couple of reasons. First, I think the first time home buyer tax credit of $8,000 is a major reason. Second, low interest rates have helped the move up buyer, to either downsize or upsize from their existing home.

  • Active (10/5/2009): 3,423
  • Under Contract (10/5/2009): 1,197
  • Sold July 1, 2009 to October 5, 2009: 559
