In the Omaha World Herald today, there was an article about the Omaha housing market. I have always said that Omaha Real Estate Market is not like other housing markets around the country. We haven't experienced large appreciation gains of 10-20%, like Phoenix, Las Vegas and in certain California markets. In the article today it mentioned that in 2004 Omaha home prices rose 5.2% over 2003. In 2005 home prices increased 4.6% over 2004. More recently fourth quarter of 2007 was 1.4% above fourth quarter 2006. Check out the complete article at Omaha on 'good side' of housing
It's a great time to buy and there are some good deals out there. A great example is a home I showed this week. A home built in 1999, sold originally for 103,400, listed today, subject approval of lender short sale, for $112,900. Most recently it sold in 2006 for 127,300. The home does need appliances, carpet and paint, but otherwise is in good shape for a Celebrity Home built in 1997.
