Sarpy County Real Estate Market Update

Thank you for checking out my December Real Estate market report for the Sarpy County area, including Papillion, La Vista, Bellevue, Springfield, Gretna and West Sarpy.

As is typical each year, the market slowed in December with a decrease in sales and active lists.  Many homebuyers wait until after the holidays to actively look for homes.  If you are selling a home, that likely meant limited to no showing activity during the holidays.  However, the buyers that were actually out looking at homes are motivated buyers and most likely will buy something soon.  The December/January slow down is great time to buy a homes at an often discounted price, before more buyers jump in as the weather starts to warm up.  Over the past week, I have seen more showings and many new prospects requesting information.  I think serious buyers are ready to start looking for a home to beat the Spring rush. 

Active Listings as of January 10, 2008 and Sold Data from December 1, 2007 to December 31, 2007.  Months supply is the number of active listings divided by the number of sold listings.
